Full-service listing commission
2.5% to 3% of sale price, paid from sale proceeds at closing. You owe nothing if the home doesn't sell.
On a $448,000 Mesa home (current metro median), that's $11,200 to $13,440 in listing commission. Plus the buyer's agent commission (separately negotiated post-2024 NAR settlement). Typically 2% to 2.5%, or another $8,960 to $11,200.

- Your home is $1M+. Commission dollars are larger and negotiation stakes justify representation.
- You hate negotiation. If reviewing a low offer makes your stomach hurt, pay the commission.
