Gilbert has the lowest crime rate of any U.S. city with over 200,000 residents according to FBI data, top-rated public schools across both Gilbert Public Schools and Higley Unified, and a walkable Heritage District downtown with restaurants and shops that feels genuinely small-town.
The housing market reflects that demand. Median home value is $520,000, up from $385,000 in 2020. Days on market at 52 is tighter than Mesa's 60, sale-to-list ratio at 98.1% is the highest in the East Valley, and year-over-year change is only -1.8% (best in the region). Gilbert sellers still have pricing power where Mesa sellers do not. The tradeoff: you pay for it when buying.

Gilbert Classical Academy (grades 7-12) is consistently ranked among the top 10 public high schools in the state. Perry High School (Chandler Unified, south Gilbert) and Highland High School (Gilbert PS) both rate 9/10 on GreatSchools. Williams Field HS (Higley Unified) serves most of Power Ranch. Campo Verde HS (Higley Unified) serves east Gilbert. The school quality is the primary reason Gilbert commands premium prices over Mesa.
